Statistically speaking, the best time to sell your house is in the springtime. But, there are circumstances (like getting orders from the military or a new job opportunity) where you have to sell your house rather quickly. Don’t panic because we’ve gathered tips from top agents to create this guide to a quick home sale that’ll give you some reassurance that you can, in fact, sell your home quickly and painlessly.
1. Cleaning and decluttering is essential
One of the cardinal rules about property selling is to make it as buyer friendly as possible. People who are interested in your house don’t want to see your brilliant green dining room or your movie collection that fills an entire wall! They want to be able to picture themselves in the house.
In order to do this, you have to be objective and seriously declutter your home. Even if you don’t want to get rid of or donate everything, at least organize it in a manner that doesn’t overwhelm buyers. Also, while you’re decluttering, clean everything and keep it clean – even if it feels like it’s impossible to do.
2. Have an unbeatable selling strategy
Real estate agents are savvy business people who know what works and what doesn’t when it comes to getting a house sold. Yet, there are some people who choose to skip the agent and go for a more direct approach (for sale by owner). If you do decide to go this route, make sure you have a good selling strategy. Do a bit of research and see what tactics agents use that you can learn from and start implementing.
3. Don’t price your house too high
The longer you live in a house, the harder it will be to leave. You’ve made a lot of memories in the home, you’ve tackled renovation projects and may have even made some big repairs. All of this shouldn’t be ignored when you’re thinking of an asking price, but they can’t be the factors driving that choice.
Listen to your agent when they give you their opinion about your asking price. They’ve done the research, looked at the comparables, and understand the market. Remember, They have your best interest at heart!
4. Pay attention to curb appeal
Yard work isn’t for everyone, we get that. But before you even put your property up for sale, you’ll want to take a look at your yard and consider boosting curb appeal. It could be as simple as putting some mulch around the trees, power wash the siding and walkways or even mowing the lawn! Curb appeal has a small return on investment, but it will be a factor buyers will take into consideration when they look at the house.
5. Professional photos captures the real beauty
You may be able to take lovely photos with your smartphone, but when you’re trying to sell your house, you should leave it to the professionals. They’ll know how to capture the best parts of the house. They’ll know how to choose what angles work best for getting natural light. A professional photographer is just another key element to your selling team.
It’s understandable that when you have to sell your house, you want to get it done as quickly as possible. But when you have a tight deadline, the pressure and anxiety of getting it sold can be overwhelming! Don’t let that stress get to you though. Stay positive and trust your real estate agent to get that “SOLD” sign on your property sooner than you would have thought possible.

I don’t quite agree with this seller’s guide because I don’t think you can sell a house this quickly. I may be wrong though, guess I’ll have to give this guide a run for its money.
